CREDITAS Nemovitostní I Fund has expanded by Business Park Letňany

One of the most successful Czech retail funds, CREDITAS Nemovitostní I, has made its second major acquisition this year. After the purchase of the Business Park in Trmice in March, the fund continues with another transaction in the commercial real estate segment. Currently, it has completed the purchase of Business Park Letňany in Prague. With this acquisition, the fund’s portfolio has grown to 10 properties with a total leasable area of 102,000 m².

Business Park Letňany is located in an industrial zone in the Prague 9 – Letňany district and is almost fully occupied. The largest tenants include Activa spol. s.r.o., Jungle pohyb s.r.o., JumpPark s.r.o. and ForCamping s.r.o. These are long-term successful and established brands that have been operating on the Czech market for many years.

The building was built and completed in 2005. It covers an area of more than 14,500 m² and is located close to the D8 motorway leading from Prague to the German border, where it connects to the A17 motorway to Dresden. The D10 motorway is also nearby. Due to the excellent location and transport accessibility, the building is almost 100% occupied.

According to independent rankings, the CREDITAS Nemovitostní I retail fund is one of the most successful Czech funds. It primarily targets functional commercial properties that are capable of generating immediate cash flow. This is the case with both of our acquisitions this year – Business Park Trmice and Business Park Letňany. These transactions contribute significantly to the Fund’s performance and confirm that this year is a period full of interesting opportunities for real estate investors.
